By booking or staying in the cottage, guests automatically agree to the following House Rules.
The guest must agree to the House Rules and Rental Agreement by signing the online Rental Agreement, and complete and return the Guest Registration form prior to checking in to Danes Cottage.
The manager has the right to cancel and issue a refund to any guest that does not agree to the House Rules and Rental Agreement as set out.
If an emergency call out is made and no fault found, you will be charged £25 per hour (or the cost of the tradesperson’s callout fee if applicable).
£150 will automatically be deducted from the security deposit if the house is not left as clean and tidy as it was found; this includes washing up all your dishes, cups, and putting them back into cupboards i.e. please leave as closely as you found the house. Please place any used towels, bath robes and slippers on the bathroom floor and empty the bins and fridge before departing the property.
Please inform us before your stay if you would like to request the guest bedroom made up as twin beds.
We offer early check-in or late check-out for a nominal fee of £50 (for 2-hour earlier check-in or later check-out) or the pro-rated cost of daily rental, whichever is greater, subject to the cleaner’s and property’s availability. Please contact us in advance to check if we can accommodate your request.
During busy periods, check-ins are only available on Fridays or Mondays. Short breaks can be either a 3-night weekend stay from Friday to Monday, or a 4-night weekday stay from Monday to Friday.
Check-in must take place after 3pm and check-out by 10am. You must adhere to these times to allow our changeover team time to clean and check the property thoroughly.
We will send separate instructions to collect the keys the day before your check-in via the key safe located to the right-hand side of the front door.
The lead booking person must check in or provide clear contact information for the person checking in.
£100 is taken from your security deposit if you do not check out by 10am unless agreed beforehand in writing.
Please note we aim to be very thorough with changeovers between guests departing and arriving so later check outs are not allowed unless pre-arranged.
Please note there is a Ring doorbell camera and a security camera installed at the front of the property and a noise decibel meter present inside the cottage.
We strongly advise guests not to use the keys to security lock the front door night-latch or lever mortice lock from the inside during your stay, so that all guests can quickly escape without a key in the event of a fire.
Please re-arm the security alarm (using the first four digits of your unique lock box code) and lock the lower lever mortice deadlock when leaving the cottage at the end of your stay.
Please be aware that due to the historic nature of the cottage, the door frames are lower than standard height, and there are exposed beams and sloping ceilings in some areas. Please take care. By booking this property, guests acknowledge these risks on behalf of every member of their party, and agree to take reasonable care for their own safety and to supervise children and others. We will not be liable for any injury caused by low door frames, ceilings or exposed beams.
The cottage contains feather pillows and feather-filled cushions throughout, in bedrooms and on living-room sofas. We can provide non-allergenic pillow alternatives for the beds on request, but cannot remove all feather furnishings from the property. Guests with feather allergies should let us know in advance and should be aware that the property may not be suitable if the allergy is severe.
Maximum of four guests, and no pets allowed in the property.
The overall accommodation price is for 2 bedrooms, which will sleep 4 people comfortably.
Over-occupancy, parties and events are not permitted.
The cottage is for private residential use only. Work trips are welcome, but no business operations are permitted on site.
Please be considerate of our neighbours. Noise disturbance after 11pm and before 7am can be reported to the Local Council.
Danes Cottage has one parking space on the cobbled driveway immediately in front of the cottage. If you require further parking there is free roadside parking on Rowton Grange Rd, alongside Memorial Park (approx. 0.2 miles, or 4 min walk away).
Please do not park outside the opposite or adjacent houses as your car may be towed away. Please note that roadside parking along Market Pl has a one-hour time limit.
The cobbled access road, Church Brow, and cottage’s driveway on Church Brow, are steep and can be slippery in wet or icy conditions. We strongly advise against driving on Church Brow in snow or ice. If conditions deteriorate during your stay, consider parking in the cobbled parking area on Market Pl or on Rowton Grange Rd and walking to the cottage. Cars and their contents are at the owner’s risk under the Rental Agreement.
Strictly no smoking (including e-cigarettes and vapes) anywhere in the cottage. Where there is evidence of smoking within the property, your full security deposit will be automatically withheld for dry cleaning purposes.
Please do not put cups or glasses directly onto the furniture, please use coasters provided.
Please do not eat in the lounge or bedrooms, please use the dining room table provided. Any marks or stains on the furniture will be charged.
Any items, including ornaments, books, games, kitchen equipment etc. are checked against our inventory. If anything is found missing or damaged after your departure, the cost of replacing as a whole will be charged. Indoor furniture should not be moved from its current position.
Please notify us of any breakages, damage to the property or its contents or any stains as soon as possible and do not attempt to make any repairs or remove any stains yourself.
If any spills occur on the upholstery, rugs, or carpets, gently dab the stain with clean kitchen paper to remove any excess liquids or solids. Then leave it and contact us immediately to organise professional stain removal. Do not rub the fabric.
Bookings cannot be accepted by any person under 21. The person who is named as hiring the property is responsible for the actions of all persons entering throughout the duration of the hire period. Please note we now will check this via entry cameras.
We take no responsibility for severe weather conditions causing inability to travel to the cottage. Guests should arrange a suitable travel insurance policy to cover unexpected events that may interrupt or cancel your travel plans (such as severe weather, strikes or illness).
We reserve the right to decline any booking or refuse to hand over the keys to any person who has not complied with the booking conditions.
The person checking in must be the same as the person who signs the Rental Agreement and is named on the booking. If not, we will refuse entry unless agreed prior to check-in with the owner/manager.
The property is not suitable for young children under 10. Guests with young children must provide all suitable childproofing safety equipment and supervision.
The bedrooms are on the first floor and are accessible by stairs only. The cottage may not be suitable for individuals with mobility challenges.
A wood burning stove is available to use at your own risk. We leave out some firewood but once used up you would need to replenish. Please follow the instructions for using the wood burner in the welcome pack.
Please do not remove ash from the wood burner. Our cleaners will remove the ash build-up during weekly cleaning or at the end of your stay.
An outdoor metal fire pit and BBQ grill are available to use at your own risk. Please use them only outside, in accordance with any posted instructions, and only when fully attended. Position them at a safe distance from the cottage and other structures during use. Return them to their storage locations after use. Allow ashes to cool fully before disposal. Never leave any fire unattended. Please clean the grill after use.
Any guests using their own electrical appliances (hairdryers, curlers, tongs, shavers, personal computers, stereos etc) must make sure they are in good condition and use the correct cables/adaptors. Non-UK plugs used without appropriate adaptors or appliances used without the correct cables/transformers are a serious fire risk. Charging of electric bikes, scooters, e-cigarettes and vapes is not permitted inside the property due to increased fire risk. Please ensure all heated appliances are switched off and stored safely before leaving the cottage. Use of candles is not permitted inside the cottage to reduce the risk of fire.
Shoes must be removed when entering the property. A wooden bench is provided outside to remove boots and there is a mat inside the front door and a boot rack on the hearth in the dining room to place muddy wellies, boots etc.
Please do not sit on the indoor furniture in wet/dirty clothes. The kitchen has washing facilities with dryer to deal with wet clothes, and the bathroom cupboard has a heated clothes rack to dry clothes.
Please remove wet jackets before entering the property. Please make use of the coatrack inside the arch to the right as you enter the front door, or the coatrack and umbrella/walking stick holder in the hall.
Please do not alter/tamper with heat settings; this is done remotely. If you have any issue with heating during your stay, please contact us.
There is no extractor fan in the bathroom. Please ensure the bathroom window is opened for ventilation during and after use, and the bathroom door is kept closed to prevent high humidity/condensation causing damage to the furnishings in the rest of the cottage.
The house rent includes central heating, gas and electricity.
Danes Cottage has a washer/dryer for guest’s use located in the kitchen.
Logs, kindling, natural firelighters and a USB-C rechargeable lighter (located on the coffee table in the lounge) are provided and left inside the house. Once used up you would need to replenish the firewood/kindling. Please note that a new energy-efficient, low emission wood burner has been installed at the property, and only kiln-dried logs and kindling are to be used. Please follow the wood burner instructions in the welcome pack. In particular, place logs gently into the wood burner to avoid cracking the insulating fire bricks and burn only 2-3 pieces of wood at a time to prevent overheating, which can damage the door rope seal adhesive and insulating fire bricks.
A hair dryer is provided.
Iron and ironing board are provided.
A heated clothes rack is provided.
All towels and linen are provided (except beach towels).
Please bring your own beach towels if you think you will need them. We do not permit towels or linen to be taken outside the cottage.

Danes Cottage is a private home with sentimental and in some cases very valuable items. Please ensure that items are not moved, damaged or taken during your stay. If damages occur or items are removed this will be taken from your security deposit. If it does not cover the whole of the cost, we may recover our costs via an Additional Charge.
